As of the 1st of June, there are new legal requirements for Private Rented Sector (PRS) properties that must have a Current EICR test and report.
From the 1st of July, all new rentals must have a legally compliant certificate carried out by a PRS registered Inspector.
As of the 1st of April 2021, all existing properties must have a certificate carried out by a PRS registered Inspector.
This will only get more stringent in the coming years as compliance gets forced to the top of the Safety agenda, so many landlords did not bother or even consider this, many had no idea, but also many have just refused to do it, there are numerous cases brought by councils in this sector for infringements or out and out refusal by Landlords that thought that the LAW just did not apply to them.
The moment you start renting a property you are in effect now a business and as such you must meet high standards of safety and care that not only affect you but your tenants as well.
All PRS registered contractors need to meet certain standards such as Best Practice Guide 4 from Electrical Safety 1st but bear in mind it is up to the inspector and his skill and judgment based on his experience as to how he codes the issues, something greatly misunderstood by the vast majority of the industry and the public in general, as long as they can justify their code the guide is only the foundation, not a must.
They must also inspect too: – GNC3 and many other standards and building acts that affect the electrical industry, and this should only be done by a competent engineer with years of experience in that area of electrical installation.
